Colorado Outdoors, LLC is developing a 164 acre site along the famed Uncompahgre River into a high end commercial, residential, and industrial campus. Together with our design team, we’ve imagined what the perfect outdoor-rich campus might look like. Our philosophy is simple: design a place that will deliver a compelling and enjoyable user experience. In our case, the “user” includes companies, their employees, their families, and the surrounding community.
Our commitment to conservation starts with the central feature: the Uncompahgre River. The river corridor will be transformed into Gold Medal waters for recreational fly fishing. A open and modern trail system will be built alongside the river, preserving valuable wetlands and riparian habitats. A total of 41 acres of land is set aside for conservation.
The Western Slope attracts the best the outdoor-lifestyle can offer, and over 70% of the land in the region is public. World class amenities like fly fishing, mountain biking, skiing, off-roading, and ice climbing are just a few miles away.
The masterplan is a highly divisible yet flexible campus composed of approximately 670,000 square feet of development. An estimated $83 million is proposed for site work, infrastructure improvements, river restoration and open space enhancements. The northern section is comprised of hotel and restaurant sites, with retail spanning Grand Avenue along the east end. Modern, quality housing units comprise the southern end, with abundant open space and trail access adjoining the properties.

The architectural design is carefully considered within the project. Each building must look and feel like it belongs. Special consideration is given to building materials. Steel, aluminum, stone, and glass are major elements to create a modern, mountain feel.
In addition to its proximity to the river and location to some of Colorado's best mountain ranges, the property enjoys a unique, and very beneficial tax status.
